Through our system, we can allocate any service costs to your Owner Account, and if needed, we can even pay invoices on your behalf.

We also have a trusted network of trades and suppliers we can recommend, or if you prefer to use your own contacts, that's no problem! We can still help by arranging all aspects for you.

  • If you already have a dependable housekeeper but don’t want to manage the admin, just let us know. We’ll handle their payments and deduct the cost from your Owner Account.

  • If you need an electrician but don’t know where to start, we can arrange a quote. If you decide to go ahead, we’ll manage everything, acting as your point of contact.

How do guests collect the keys to my property?

We make key collection easy and convenient for guests. Key codes or lock boxes are set up at properties for a quick check in. In some cases, the owner or property manager might offer a personal meet and greet at the property. We only send out arrival details once the full payment has been received. We also design house info ‘apps’ that are sent to each guest with helpful directions, check in codes, house info such as heating and local recommendations.

What if my property gets damaged?

We trust our guests and don’t take a damage deposit. However, accidents do happen—sometimes a glass of wine might spill, or a vase could break. If we're unable to recover costs from the guests, we cover up to £150 per booking for minor damages or to help cover the excess on a larger insurance claim, should that be necessary.

Do I have to provide linen and towels?

We can arrange linen hire from one of our trusted suppliers for a hotel-style service. Full change over service and gift baskets can be fully arranged by us.

How often can I use my property?

Unlike some other agencies, we know it’s your holiday home! It’s completely your choice how often you would like to use your property. However, if you block off too many peak weeks, especially during school holidays, it could impact your rental income.

Can I use the linen and cleaning services for my own bookings?

Absolutely! Just let us know what you need.

What legal requirements do I need in place?

There are a few essential checks that every holiday let must have, and we can arrange these for you. For example:

  • Gas Safe certificate: This must be done annually by a Gas Safe engineer.

  • Portable Appliance Test (PAT): This should be carried out every other year to ensure all electrical appliances are safe.

  • Fire risk assessment: A qualified assessor will need to perform this.

  • Public liability insurance: This is a must for holiday lets. While we can’t arrange it directly, we can recommend brokers to help you.
